Fulbeck Gardens Cottage has a Visit England Four Star Gold Award and was Highly Commended in the Select Lincolnshire Food, Drink & Hospitality Awards 2012 & 2014.

Our beautifully renovated, detached former Head Gardener’s cottage is privately situated along a country lane (with no neighbours) and is an easy five minute walk from the village centre. It is adjacent to a stunning Weeping Willow and our walled garden vineyard. Nearby, our pedigree Charolais cattle graze. It sleeps up to 7 people (though lone holiday makers and couples will find the cottage excellent value!) and is within easy walking distance of the stunning cliff village of Fulbeck with its 17th century coaching inn, tea rooms and craft centre. The cottage has plenty of parking space.

We have put a lot of thought and attention into our (only) holiday cottage, and we hope to provide you with a fantastic 'home from home'. FULBECK GARDENS COTTAGE: ACCESS STATEMENT

This access statement does not contain personal opinions as to our suitability for those with access needs, but aims to accurately describe the facilities and services that we offer all our guests/visitors.

 

Introduction

Fulbeck Gardens Cottage is a period stone cottage, the drive is gravelled and the site is privately situated 5 minutes steady walk on the flat to the A607 which runs through the countryside village of Fulbeck. The small market town of Sleaford is only 7 miles away, Grantham is only 10 miles from the cottage and the historic market town of Newark is only 12 miles away. The capital of Lincolnshire, Lincoln with its cathedral and castle is a mere 15 miles away on a straight road from the cottage along the A607. The two storey cottage is the only property on the site and there is ample parking for several cars on the gravelled area. The owners may occasionally visit the site when working on the vineyard.

 Pre-Arrival

  • * The nearest railway stations are: Sleaford Railway Station (7 miles); Grantham Railway Station (10 miles); Newark Railway Stations (12 miles) and Lincoln Railway Station (15 miles).

  • * "Yvonne's Taxis of Sleaford" (01529 414222) are clean and reliable and details are in Fulbeck Gardens Cottage.

  • * Buses from Grantham to Lincoln and back are hourly (details in cottage) but there are no direct services to Sleaford or Newark from the cottage. Journeys to Sleaford and Newark have to be made connecting at Lincoln.

  • * Unfortunately we are unable to offer a collection service but the bus stop is at the end of the lane to the cottage and there are other reliable taxi firms in all towns to bring customers to the cottage.

  • * The lane leading up to the cottage is tarmac'd and level and the paths in the village are tarmac'd and on the level.

  • * Details of equipment hire/wheelchair repair, the Shopmobility centre in Lincoln and RADAR toilets can be emailed to customers before their arrival and are also found in the cottage.

  • * Tescos and Sainsburys both in Sleaford provide a shopping delivery service for those wishing to order in advance.

  • * Should any guest require information in large print, we will happily post or email this information on request.

 

Key Collection, Welcome and Car Parking

  • *Guests should ring 01400 273989, 2-3 days prior to their stay.

  • *We like to meet and greet and are happy to open up the property for the guest(s) and help with any luggage, if requested.

  • *We aim to always meet and greet, explain special features and answer any questions the guest(s) may have.

  • *Guests can arrive and unload directly in front of the property. They may then park further along the gravel if they wish or leave their vehicle directly in front of the property. There is ample car parking for 6+ cars.

  • *The drive and parking area is all gravel.

  • *Motion sensor lighting illuminates the outside of the property. A torch is also left on top of the security box in the open front porch.

Entrance to Block

  • *There is one very small step/ridge over the thresh-hold in the front porch into the property not requiring a ramp.

  • *The front door is 840mm/33 inches wide and opens fully.

  • *Initial access to the property is via the rear kitchen door. The kitchen door is 810mm/32 inches wide and opens fully and is accessed via the courtyard door (which can be hooked back prior to arrival) but which is 840mm/33 inches wide and opens fully.

  • *Guests can be dropped off directly in front of the front porch which is on the level and surface is gravel.

  • *Motion sensor lighting surrounds the property and a torch is left in the front porch. The lounge and dining room are situated directly upon entering the property and light switches are located within arm's reach.

  • *The lounge and dining room are newly carpeted and the kitchen and utility at the rear of the property are newly covered with quality vinyl flooring.

  • *Unfortunately we are not able to provide a hearing loop system in this period property.

  • *a kitchen door into the utility room is 740mm/29 inches wide and opens fully. The downstairs wc located in the utility room is full sized but as the wc is located on an angle the door opening is only 530mm/21 inches.

  • *The lounge has 3 large leather sofas against 3 walls and space between the ends of these sofas range from 200mm/8 inches at one end of the room to 610mm/24 inches at the other end of the room.

  • *All downstairs rooms are interconnecting and have ceiling lights and additional lamps. A modern tv/dvd player can be found in the lounge and has the standard subtitle facilities.

    Entrance to the Unit

  • *Fulbeck Gardens Cottage is a period, stone two-storey building. The property is not able to be modified as this period property is estate owned and in the conservation area of Fulbeck.

  • *Both front and rear doors to the property can be fully opened and are between 810mm/32 inches and 840mm/33 inches wide.

    Halls, Stairs, Passageways

  • *Stairs are quite steep but generous in width being 990mm/39 inches wide with a handrail. There are 12 steps and the height of the tread is 200mm/8 inches deep.

  • *The stairs are well fixed with newly fitted quality carpet and are well lit.

  •  

    Lounge Area

  • *The lounge can be accessed either via the front door or via the kitchen at the rear of the property - all on the level.

  • *There are 2 doors in the lounge (from either the kitchen or the dining room) which open fully. The door widths are 800mm/31 inches and 760mm/30 inches respectively. There is limited space at one end of the lounge to access the stairs but plenty of room via the kitchen/dining room to access the stairs. Access for a wheelchair or pushchair would therefore be through the kitchen door/lounge door only.

  • *There are 3 large leather sofas currently, but a high backed chair can be brought in from the dining room if requested. The furniture can be adjusted by the owners if requested. There is one medium sized wooden coffee table in the centre of the room and a nest of wooden tables at the end of one of the sofas.

  • *The lounge has 2 sets of wall lights, a central light and an additional table lamp.

  • *The flooring is newly fitted carpet.

    Dining Area

    *The dining room is at the front of the house adjacent the front door and connected to the kitchen. The two doors

  • into the dining room open fully and are 800mm/31 inches wide and 710mm/28 inches respectively.

  • *There is plenty of room around the dining table/chairs which are centrally placed in the room.

  • *The wooden dining room table is 650mm/26 inches high with leg clearance and the wooden dining chairs are 450mm/18 inches high to the seat. Five chairs are without arms an one is a wooden carver style chair.

  • *The room is centrally light with a ceiling light as well as additional standard lamp and table lamp.

  • *Flooring is newly fitted carpet.

  •  

    Kitchen

  • *The kitchen is located at the rear of the property and is a dining/kitchen adjacent the main dining room and lounge. The flooring is newly fitted quality vinyl and the kitchen door to the courtyard is 810mm/32 inches wide and can be fully opened.

  • *The range style oven/hob is 910mm/36 inches high and the one oven door drops down into the galley style kitchen space. There is a microwave placed on one of the worktops and floor to top of microwave is 1220mm/48 inches.

  • *The work surfaces are 890mm/35 inches from the floor to the top of the work surface.

  • *The height of the icebox in the under-counter fridge/freezer in the kitchen is 790mm/31 inches from the floor level. The height of the top shelf in the fridge is 480mm/9 inches the floor level and the height of the bottom shelf in the fridge is 380mm/15 inches from the floor level.

  • (*There is also an additional 3 shelf fridge with similar heights and a top opening small freezer in an outbuilding adjacent the kitchen).

  • *There is a small pine wooden table and 4 chairs in the kitchen. The height of the table is 710mm/28 inches from floor level to the top of the table. The 4 pine wooden chairs (without arms) are 450mm/18 inches high to the seat.

  • There are 2 tall wall cupboards which sit on the work surfaces with 3 shelves in each. The shelves are at 125mm/5 inches from work surface level/500mm/20 inches from work surface level and finally 850mm/34 inches from the work surface level. If requested crockery can be moved to other storage in the kitchen.

  • *The taps are traditional 1 x hot and 1 x cold "X" taps but a set of hot/cold tap adaptors are provided for use in the cottage.

  • *There is a cordless kettle revolving 360 degrees and the kitchen is well lit and the flooring is newly fitted quality vinyl flooring.

    Bedrooms and Sleeping Areas

  • *The stairs to the bedrooms and bathroom are quite steep but wide and there is a fixed handrail along the entire length of the stairs. Unfortunately, we cannot fit a stair lift due to the property being estate owned, period and in a conservation area.

  • *There are 3 double bedrooms. The door off the main landing into the "Main Bedroom" is 760mm/30 inches wide and can be fully opened. The door off the main landing into the "Family Bedroom" is 760mm/30 inches wide and can be fully opened. The door off the main landing into the "Rear Double Bedroom" is 760mm/30 inches wide and can be fully opened. All bedrooms are fully carpeted. The door off the main landing into the bathroom is 680mm/27 inches wide and opens up fully into a large bathroom and the flooring is newly fitted quality vinyl. The main bedroom has a kingsize metal bedstead in this very generous room. The Family Room has a kingsize metal bedstead and a single bedstead and the double room has a double metal bedstead. Furniture could be adjusted by the owners if requested and viable. There is limited space around the bedstead in the Rear Bedroom 450mm/18 inches only either side of the bedstead. The other 2 rooms have generous space around the beds. The height of the mattress in the Main Bedroom is 575mm/23 inches from floor level. The height of the mattress in the Family Room is 575mm/23 inches from floor level and the height of the mattress in the Rear Bedroom is 525mm/21 inches from floor level. There is space under all the bedsteads. The bedrooms are lit by a central ceiling light and there are 2-3 table lamps in each bedroom either side of the bed(s). A mixture of wardrobes and drawers are in both the Main and Family Bedrooms and a set of drawers and hooks on the bedroom door plus a jacket stand are provided in the Rear Bedroom. We always try and source non-allergenic bedding and duvets, pillows are regularly washed or replaced in addition normal housekeeping practices.

    Bathrooms, Shower-rooms and WCs (En-suite or Shared)

  • *There is level access from the landing at the top of the stairs into the main bathroom and also the ensuite sink/wc in the Rear Bedroom.

  • *The door into the Main Bathroom is 800mm/31 inches wide and opens fully into the room. Flooring is newly fitted quality vinyl. There is an over bath shower with shower curtain. Anti-slip mats are provided. A wicker chair is situated adjacent the bath. Height of the bath is 500mm/20 inches from floor level. The height of the wash basin is 775mm/31 inches to the top of the wash basin and 625mm/25 inches to the top of the pedestal. The wc is 425mm/17 inches to the seat level. The door in the Rear Bedroom into the ensuite sink/wc is 680mm/27 inches wide and opens 2/3rds only. The toilet in this ensuite is 450mm/18 inches to the seat level and the sink has no pedestal and the height is 800mm/32 inches to the top and 675mm/27 inches clear space underneath. Taps are traditional in both the bathroom and ensuite wc. Tap adaptors are available in the cottage. Both bathroom and ensuite wc are well lit with a central ceiling light.

  • *Walls are painted cream throughout the house and all flooring is brown. White towels are provided for use in the bathroom and blue towels are provided when using the hot-tub.

    Laundry Room

  • *The Utility Room and downstairs wc are accessed via the kitchen and are on the level. The door into the Utility Room is 740mm/29 inches wide and opens fully. The flooring is newly fitted quality vinyl. A sink and drainer are located here and the taps are traditional X hot and cold style. The work surface is 890mm/35 inches from floor level. There is an under counter washing machine which has a front opening door. Cleaning materials are placed high on 2 shelves (out of the reach of young children) but can be moved elsewhere on request.

  • *The iron is placed on a high shelf but can be moved on request. The ironing board is hooked securely on the door but can be moved elsewhere if required.

  • * The room is well lit with a central ceiling light.

  • *Access to the downstairs wc is within the Utility Room. The door opening is on an angle to the standard wc and the opening is only 530mm/21 inches. Due to the configuration of this period property unfortunately we are not able to adapt this opening.

  • *Flooring is newly fitted quality vinyl.

    Grounds and Gardens

  • *The approach to the cottage off the A607 is via the North Heath Lane no through road which is tarmac'd. The wooden 5 bar gates mark the entrance to Fulbeck Gardens Cottage and a track which is gravel and compacted earth at the entrance leads to a large open gravel turning area in front of the house. A slab path runs alongside the side of the house to the rear of the property and historic "stone sets" are set into the courtyard area at the back of the property.

  • * There is a modern metal circular garden table and 6 chairs on the gravel area in the garden as well as a metal bistro style table and 4 metal chairs in the part covered courtyard at the rear of the property. An additional antique wooden and metal table is located adjacent the hot-tub. Two small children's school chairs are stored in the Bicycle Store.

  • * Due to the situation of Fulbeck Gardens Cottage surrounded by farmland and ancient woodland and parkland we do have much wildlife and rabbits do cause some disturbance of the grounds. The owners are frequently filling in rabbit holes but guests must be aware that this is an ongoing situation and is part of the nature of country living so some outside areas may be uneven as a result.

  • Additional Information

  • *A hot-tub with seating for 5-6 people is situated in the part covered private courtyard at the rear of the property. Substantial wooden steps are provided to access the hot-tub and hand-rails are fixed to the wall of the cottage to aid access. An heavy antique wooden and metal table are situated adjacent the hot-tub.

  • *We advertise the property as "Sorry no pets" as our client base in this area is for those with pet allergies/health problems etc. There are ample properties in the area who cater for guests wishing to bring pets along and ours is about the only one which caters for the smaller market of those not wishing to stay where pets have been. We feel this is an important service not being provided locally so have chosen to remain a property that does not permit pets.

  • *Details of our local GP surgery (1 mile away) and local hospitals at Grantham, Lincoln and Newark are well sign posted throughout the cottage as well as details of the recently installed Defibrillator in the village located at the entrance to our Fulbeck Village Hall in the very heart of the village.

  • *Free WIFI is provided and we have quite good mobile phone reception.

  • *There are 7 files in the lounge on interests and attractions and each file is specific ie Aviation Heritage; Historic Buildings/Houses; Family Days Out; Shopping in Lincolnshire; Walks in Lincolnshire; Farmers Markets and Food Events etc. We can also advise guests on attractions and their facilities on request.

  •  

    Future Plans

  • *The property is a traditional estate property and further modifications are not permissible at this time. We are very conscientious to make all our guests' stays safe and comfortable and contact numbers for both owners and office answer machine are clearly available throughout the property. Guests can contact the owners to advice and help at any time during their stay. We are constantly looking at ways of improving our services and facilities and take all comments on board from customers.
